Our Most Common Questions
Century Mortgage’s Fixed Rate Loan Options
Century Mortgage offers multiple different loan terms, which allows you to choose the one that best matches your desired payment and the time by which you want to fully pay your mortgage. The longer the repayment period, the lower your monthly payments are likely to be. However, you will pay some additional interest if your loan term is longer, because of the extended length of your loan.
What is a Conventional, Fixed Rate Loan?
These are the most common types of loan in the market. Known for their reliability and simplicity, these loans are perfect for those that have good credit and a stable income. A Conventional loan typically has more flexible terms and lower interest rates than some other loan types. This is because the borrower usually has a more stable income and is less of a risk to the lender.
Conventional loans are offered using two styles of rates, Fixed Rate and Adjustable Rate. A fixed rate loan means that once your interest rate is set, it will never increase or decrease unless you choose to refinance. This is perfect if you wish to stay in your home for at least 5 years and are interested in having a fixed monthly payment that doesn’t change from the start of the loan to the end.
What if I’m a Military Veteran?
If you have served in the military or are currently serving our country, a VA Home Loan can be the perfect option. This loan is administered by the Department of Veteran’s Affairs, and is eligible for veterans who have served on active duty or in the reserves. There are very clear eligibility requirement for this loan based on the applicant’s specific deployment, but our loan officers can help you ensure that you are fully qualified for this amazing opportunity. Those who qualify may find these loans advantageous over conventional loans, as they can require little money down, have a limit on closing costs, and no private mortgage insurance requirements.
What if my Home is in a Rural Area?
If you are purchasing a home in an area that is removed from city life, you may qualify for a USDA Home Loan. If the house falls on land designated as rural by the US Department of Agriculture, you may be eligible for a home loan at a lower government rate with a lower down payment. These loans also have low private mortgage insurance requirements, and much more flexible credit score guidelines. Want to know if your desired property qualifies? Visit the USDA website.
